Hard Money loans differ from conventional loans in that the loan is based on the property’s equity. Although the rates are typically higher than regular loans, the underwriting process is much quicker and funding occurs much faster, usually it takes 50% less time to close. Even more importantly, hard money lenders can approve customers who don’t qualify for regular loans due to bankruptcies, foreclosures, or other credit issues. It is also a great tool for property investors or rehabbers who do not intend to occupy the home as their primary residence. A Bridge Loan is similar to a Hard Money Loan in that the criteria for approval is the same as well as cost to the borrower.
